How this data works

Plain rules, so you can judge how far to rely on it.

  • Awards come from official contract award and contract details notices on Find a Tender, Contracts Finder, Public Contracts Scotland and Sell2Wales.
  • A notice counts as FM when its CPV classification or title places it in one of 14 FM, M&E and building services categories. Supply-only goods contracts are excluded.
  • The supplier shown is the first named supplier on the notice. Frameworks and multi-lot awards can name many suppliers, so check the notice for the full list.
  • Contract end dates are the period stated in the notice. Extension options are often not exercised, or are exercised without a new notice, so treat end dates as a planning signal.
  • The likely re-tender window is 12 to 6 months before the stated end date, which is when most UK buyers run market engagement and publish the new tender.
  • Values are as published, usually excluding VAT. Framework values are often ceilings shared across suppliers, not guaranteed spend.

FM contract award questions

Straight answers for UK suppliers.

How do I find out who won a public sector FM contract?

Public bodies publish contract award notices on Find a Tender, Contracts Finder, Public Contracts Scotland or Sell2Wales. This page gathers the FM, M&E and building services awards from those notices, names the supplier and links to the official notice.

How can I find FM contracts that are about to expire?

Award notices usually state the contract period. The expiring contracts list shows FM contracts whose stated end date falls in the next 18 months, with the incumbent supplier and the likely re-tender window, so you can plan engagement before the new tender is published.

When do buyers re-tender an FM contract?

Most buyers start market engagement 6 to 12 months before a contract ends and publish the new tender 3 to 9 months before the end date. Large or complex contracts often start earlier, and a buyer may extend the current contract instead, so watch for preliminary market engagement notices.

Why does it matter who the incumbent supplier is?

The incumbent knows the site, the staff and the real costs, and evaluators know their performance. To win, a challenger usually needs a clear improvement story, a credible mobilisation plan and TUPE costs that are properly priced. Knowing the incumbent early lets you research their weaknesses and the buyer's frustrations.
